Viewing & process

Technically yes: but we'd strongly encourage a visit first. The quality of construction, the proportions of the rooms, the views, and the neighbourhood itself come across much better in person than in any photo or floor plan.

After a viewing, if you'd like to proceed, the standard Dutch process applies: you submit a written offer (bod), there may be a brief negotiation, and if agreed, a preliminary purchase agreement (voorlopig koopcontract) is drawn up by a notary. You'll have a three-day statutory cooling-off period after signing.

From Centraal, Schiphol Airport is 25 minutes by direct Intercity train.

By ferry (recommended): From Amsterdam Centraal, take the free GVB ferry to Buiksloterweg. Walk south along the waterfront for about 6 minutes: Badhuiskade 217 is on the left. You'll pass the A'DAM Tower on the way.

By car: Parking is available in the area. We can share specific directions when you confirm your viewing time.

By bike: Excellent cycling infrastructure connects Overhoeks to the rest of Amsterdam via the ferry and surrounding streets.

Overhoeks is a modern, residential waterfront neighbourhood on the north bank of the IJ, directly across from Amsterdam Centraal. It was developed from scratch over the last decade on the former Shell laboratory site: which means it was designed for residential life from the ground up, rather than retrofitted.

It's calm and green, with playgrounds, open water, and well-designed streets. The A'DAM Tower is right next door. Within walking distance: Pllek (waterfront bar and venue), Walhalla brewery, Dolzon, Butcher Social Club, Il Pecorino, Fine Sushi, NØUS, Café Keppler, and Café Modern.

Yes. The GVB Buiksloterweg ferry is free, runs 24 hours a day, 365 days a year, and requires no OV-chipkaart. Crossing time is approximately 2 minutes. It's operated by GVB, Amsterdam's public transport provider, and is a permanent fixture: not a seasonal service.
